Walkthrough

We come out, look at the real conditions, and ask what you actually want out of the project — not just what you asked to price.

Line-item estimate

Written, itemized, with materials allowances stated. You can see exactly what each part costs and cut anything you want.

Signed scope

Fixed price, payment schedule, and start and finish dates in a contract. Changes are priced and signed before they happen.

Build & walk

Permits pulled and inspections passed where required. We walk the finished job with you and fix the punch list before final payment.

We eat our own estimating

Most contractors price a job and move on. We buy houses, renovate them with our own capital, and live with every number we got wrong. That does two things for you.

Our estimates are realistic. We're not the cheapest bid designed to win the job and grow through change orders. We price what the work actually costs, because on our own projects a bad estimate comes straight out of our profit.

We know what's worth doing. We spend all year watching which improvements move a Tampa Bay sale price and which ones don't come back. If you're renovating to sell, we'll steer you away from the money pits.

Questions about renovation work

Is the estimate really free?

Yes. We walk the property, scope the work, and give you a written estimate at no cost and with no obligation to hire us.

Do you pull permits?

Where the work requires them, yes — and we'd walk away from a job before doing permitted work without a permit. Unpermitted work becomes your problem at resale, at insurance renewal, and at code enforcement.

Who actually does the work?

Sell to Dee LLC manages the project and self-performs general renovation work. Specialty trades that require a state or county license in Florida — roofing, electrical, plumbing, HVAC — are performed by licensed subcontractors we already use on our own properties. We'll tell you who's doing what before you sign.

How do change orders work?

Anything that changes the scope or the price gets written up and signed before that work happens. Some things genuinely can't be seen until a wall is open — rot, old wiring, a failed subfloor. When that happens you get the finding, the options, and the price, and you decide.

Do you work on rental properties?

Often. Turnovers between tenants, deferred-maintenance catch-up, and full repositions of tired units. We understand that a vacant unit costs you money every week, so schedule is part of the scope.

What if I'd rather just sell it than fix it?

Then say so and we'll price that instead. Plenty of people call us for a renovation estimate, see the number, and decide a clean cash sale is the better outcome. That side of the business is here. We'll give you both numbers and let you pick.
